Can anyone give me an insight on condo hotels?

Part of me wants to go back to the hotel today and wait for them to go on break and talk some sense to those who have been suckered, but for most who got talked into the deal, it's because they are past the point of hearing a reasonable argument against it now.

They owned hotels and had about 6 million liquid and another 5 million in equity assets.

I realize that vacancy rates are going to range based on many factors, but are there any industry averages out there for hotel/motel vacancies?

I have a lender that will go as low as 1.5% over 3 mo LIBOR on multifamily, office, retail, self-storage, hotels, land with a plan, restaurants, car washes, and single tenant deals over $3MM.  

i'm in my research phase right now, learning as much as i can before i move to Europe. my husband was relocated thru work from Canada to Europe and my idea is to potentially invest in a few properties or a small hotel/camping site somewhere along the Mediterranean coast.

I'll be arriving on the 17th, mid morning, at the Renaissance Phoenix Glendale Hotel & Spa and would love to meetup with some advanced like minded investors.

The city has put a lot of time and resources into revitalizing the downtown area and developers are coming in to build/rehab office buildings and hotels.  

@Jonathan Leake - I don't see downside to requiring it and it helps if heat is out and the tenant needs a hotel room or something.
