Unless Ingersoll has moved since my uncle built buses there 40 years ago, I would be suspect on any quadraplex in that price range (>100K per unit) generating anything near 10% return, let alone 17%.

I'm going into this with a buy and hold strategy and I want to generate cash flow, I would love to start in commercial (storage units and warehouses) but nothing in the areas I have looked are either for sale or in my price range.
