Also because our tax return is so time consuming he does give us a discount off of his total bill which even with the discount is expensive.In summary I recommend Miles but realize I am claiming up front that he is expensive - I suspect few tax men earn a higher hourly rate.Good luck

Also, it will be difficult to prove any future damages, because they will claim that existed before, and you will have no evidence because you weren't there when the lease started.  

@John Thedford  I could see an ambulance chasing attorney following a lender who has this practice and then repping the trustors in an action for lender liability claim.

Just file a quit claim deed with the county.

Many folks get jerked by contractors down here, a lot of investors have lots money to people claiming to be contractors and wholesalers. 

Many cheaper OOS score lower than national average and well below even 2nd and 3rd tier SoCal so it is critical to take a good hard look to compare to each OOS rentability score etc...They claim lenders use this same service.

If the paint and flooring were each less than $2,500 on separate invoices, can I claim them as de minimis or is the cost of the renovation included with the painting and carpet and therefore the cost to the unit is over $2,500?
