I am currently negotiating a 19 unit deal in Berwyn, and the issues with the financials not meeting the operating memorandum are exactly the same.

That being said I’ve been running numbers and doing my own financial budgeting, it would take me 4 years to save enough for a 20% deposit and have enough for rehab with a cushion after it’s all said and done in my market.

Which for me is to start being active on the forums and linking up with people who can help me on the path to being financially free, so I have made it a goal to either reach out to someone, post something in the forums  or comment on a post at least once a day , so don't be surprised if you get a random message from me one day haha.

Hi BP, I am in the process of landing my first rental and was wondering whether or not a financier will honor cash that is currently sitting in investment accounts or would they solely focus on tax return/bank statements.

matthew..completely agree... when I start getting asked these questions about "investor friendly" i usually run the other way...because it does mean cheap..I flip it around and ask the investor how many jobs they can afford to run at the same time, what's your financial capability, do you have to wait until I finished one job before you can afford to pay me to start another?

Google  Remmington financial  and American  greed these guys were the mother of the due diligence pump and dump..  

How would it reflect and where would it on their financials.

Perhaps it is because I am new or perhaps it is because the LLC I have not created yet has no financial history. 

Someone needs to be a licensed CPA to provide assurance work (audited financials).
