Whatever the lease states that is what you should do and not deviateRemember that is a contract that they signed and so did you, you do not have the choice or ability to pick and choose when to or not to enforce the lease without repercussions.If you let one tenant slide you need to be prepared to let them all slide or you could be construed as violation of fair housing and discrimination.
