As a property owner, I would be seen as the rich dude.Although some lawyers say they settle for the amount of the insurance coverage, there is nothing to stop the court from awarding a larger amount if the plaintiff's lawyer decides to go for it.

I would recommend calling both your lawyer as well as the water authority.

BEFORE buying the TK property, you can depend on the TK company to manage it, BUT, you will be paying for re-rental, damage, and other fees, all of which I believe are complaints from TK purchasers from my reading on BP.I've been in the PM business since buying my first property in 1997 in Brooklyn.My first 3 years, I evicted 3 tenants (1 via a lawyer who did a TERRIBLE JOB and charged up the wazzu and 2 I did it myself personally), all of which were inherited from the previous owners who did terrible due diligence in the tenants.Now, 20 years later, I have 65 tenants and have not done an eviction specifically because of my due diligence.

A lawyer at our REIA recently spoke about a case on its 3rd year.

I bought a home in Kelowna and a Lawyer handled it. 

They have run their deal structure through multiple lawyers and firmly believe they are in the clear.
