I don't really know the nature or circumstances of the transaction.

Being the current season in Michigan it is naturally more difficult to find a tenant so patience is the key right now until about March.You may try playing with the price also.  

I am sure you can tell, even by the nature of my question, how new I am to this.

What lawyers or title companies I should use to secure this transaction will go smoothly and what they fees are more or less so I can put everything in BRRRR calculator, we plan to rehab this apartment and then rent out to students for our Chinese investors clients. 

What about natural gas?

Whether you want to deal with those terms is of course up to you; personally, I've done so regarding smaller portions of the rehab (some windows, granite, cabinets, things of that nature).
