Or do they care more about the consistent cash flow or possibly upside when selling the property?

I understand brokers are heavily relationship-based so that is probably why I am struggling to find deals that cash flow.

As I am now focused more on cash and creative wholesales-SFR & Land, to eventually do fix and flips, buy n holds.

STR's are the most management intensive way to produce cash flow on a property and Tokyo is 9 hours ahead. 

That way, if you find a deal like this, you can keep your cash capital-gains-free? 

It is in a great area and cash flows well, for now.
