If you know this then you should be able to get yourself in the ballpark adding some fluff to the estimate.Are you just replacing cabinets, flooring and counters or are you going wall to wall demo and rehab?

@Felipe Salgado, look for properties that have things like outdated kitchen cabinets, outdated bathroom vanities, ugly flooring.

The interior layouts are pretty much all the same.I'm not quite done with inspections yet, so I don't know the condition of the electrical and mechanicals, but I do know the that the interiors all need updating (floors, cabinets, counters, sinks, paint, etc.)The problem is is that I'm out of state.

Personally I like to open up floor plans, fluff up the kitchens and baths with nice tile (showers, backsplashes), granite, stainless appliances and other touches people notice (bathroom niches, wine racks, soft close cabinets).

We’re now having to get people in to fix the crap that they did including tearing into walls to solder plumbing they didn’t solder, cutting out shower valves to re-set them as they weren’t in right, re-mount all of the kitchen cabinets and more.
