With the exception of my  banker I don't think  rich dad is a major player locally of any one I know well enough for that kind of trust. 

Your numbers tell you what to offer.Take the comps, subtract your cost, subtract your profit (if you don't pay yourself, why bother), subtract the rehab, and that is what you offer.  

More then likely if they couldn't pay you the $500 to begin with, they may not even bother trying to pay you $700.

It's a tough spot, I'd hate to have to kick someone out but I also need the VA loan to be a player in this. 

I dont want the tenants to be constantly bothered with showings as it might spook them and they will move out. 

I think due to the low oil prices and the fact that many $Billions have already been slashed off of capital spending by the big players that we should start to see some much better deals come on the market later this year.

It doesn't bother my contacts or anything.
