We are exactly in the same boat as you but in 2019 :)We came to the same conclusion with options 1 and 2, since we are out of state with a 9-5 busy job, time is a luxury for us.

Either is difficult to get a claim from, but an attorney will fight to keep their claims from E&O being paid, title insurance companies are in a different boat, still  difficult to get money out of them but they pay out millions every year.......just say'n who do you want ensuring that tings are done correctly?

yea when buying into a security its difficult, but if you can partner and get equity position you can hold a bit stronger interest, and help steer the boat.

I'm in the same boat as you, very low interest rate (below 3%) and unable to tap the equity as a BRRR does not make sense.
