Stick to a qualifier, set a minimum income such as 35 times the rent, minimum credit score such as 650 and no delinquencies in the last 3 years, no landlord and tenant court, at least 2 years work history, etc...

I don't think you are looking for something else to keep you away from your family for an addition 40+ hours a week, I think you need to figure out what type of investing you are interested in that can help you create the life you want.My advise is to do research into what that is, and then learn the basics of that particular niche.
