@John Knisely if you would not mind answering what defines "assistant" to a licensed agent.The reason I ask is I have a family member who is a licensed agent.  

Without realizing it initially, I was analyzing deals, but didn't have the rate of return I was seeking clearly defined.

The code does not clearly define abandoned, but i consider :-Valuables removed-No contact or no sighting by neighbors-Utilities offI would contact the tenant via a text message or email pointing out that it only helps them "move on" to see if they will acknowledged the have skipped out. 

Move in date is irrelevant if lease states specific dates. it should define end date was to when it changes to month to month.

I have a general scope of work already defined that would be very similar for the properties I am putting offers on.

A pension provides a defined benefit, but it is not something that can be passed on to heirs other than perhaps your spouse.

Thanks for the head up.I would love to be able to run a script every morning and have it list all the homes on Realtor, trulia, etc. that meet some defined parameters.

If the deal makes enough sense at its current form (which I'll define as 150 net per unit for Chicago market), and you have the potential to bring it further up, it could be a pretty good deal.
