Even though I am confident in my abilities to identify most issues, I always hire an inspector for the following reasons:(a)  it is a second set of trained eyes looking for problems(b)  any problems I find without an inspection could not be used to retrade or cancel the contractI consider the $400 a bargain when it comes to getting another opinion on structural issues with a six-figure purchase.

That being said, like you I fly for work and have zero issues flying out of SAN, it is just a C+/B- compared to LAX or DEN or SJC or OAK and so on.

Within Columbus and especially B class the prices were same as what I see in my local FL market so makes it moot.

I don’t mind areas outside of the major cities as long as it’s a C/B area with steady jobs or universities that can attract steady flow of tenants.  

Has anybody a) taken the risk and bought a property like this, b) had the previous get the title back in court from them and then were/weren't reimbursed by the title insurance company? 

That said, I have no idea what the B+/A parts of town are doing, market-wise.
