When it comes to flips, I believe one of the most important things to remember is location and comps.

So my question is, do you think it is worth to replace the plumbing?

Either the AC isn't working, or the hot water heater quit working, or a pipe burst, and on and on.I've thought about dropping these two properties because the trouble isn't worth the money I make on them.

These days all the offers I'm writing are for all cash from high net worth individuals. 

Aside from that I used to only advertise listings on craigslist as a few people told me that an MLS subscription isn't worth it for commercial rentals.

Someone worth 3 million net worth investing 1,500,000 for a 10% return pre-tax is 150,000 a year.

Let's all remember that $15k amounts to about $105 per month on a 30 yr mortgage payoff.  

I'm going to end up with a community for far less than he paid for it a year ago that will end up being worth at least eight times what I will invest in a couple of years.

In other words, some guy might be trying to sell his house for $250,000 and other people might look at this house and say, woh, it's only worth $200,000 and move on to the next one. 

In our general area, there are not many single family homes that sell for under $150K and those properties wouldn't generate enough rent to make the investment worth while.
