I bagged them and cleaned them up a couple weeks ago today she did it again and I went out there she was spraying them with the hose I asked her to stop she said she was doing it to stop them from blowing on her property I told her by wetting them she makes it harder for me to clean them up she said she doesn’t care then I should get out here and clean them up!!

Had another source of water coming in :( clogged downspout. had it fixed but the floor in the basement (stucco wall side of the basement) is still getting wet. so will try to bring the level of the ground next to this wall a bit higher.

You may have to put the odd stud in to get it to work.BTW sanding drywall isn't the way to go, do multiple thin coats and wet sponge as necessary to flatten it out.

One of my tenants recently told me that a dark spot appeared to be growing each day during the rain, until they woke up with water leaking onto their bed..As I was contemplating how many days it had been getting wet, I thought I would call/text the rest of my tenants and remind them to notify me immediately if they see any dark spots on the ceiling or water around the windowsills, to avoid having anything leak that could ruin their stuff or bother them with additional work if it gets worse.
