I'd add "curb appeal" to your list of places to spend money (exterior paint, clean up the yard, light fixtures, address numbers, front door, maybe garage door, etc.).

She wants to take down walls, choose lighting, choose tile, etc (all of this has been purchased and install is scheduled out).I told our realtors that we are not in the custom home business (I have no interest in that), and if the current unfinished state gives people walking through that customization is an option, I'd rather wait and not show it at all .

As soon as I and renewed the lease the tenant wrote me this long message with all these thing wrong, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

They are embarrassed by the business aspect of making offers and as a result at very often unprofessional in regards to making offers.Why do they help investors...because they are not personally in the market to buy every good deal that comes along, ethically they may not be allowed to buy listings and, like us, must have th emoney/financing and be in buy mode.Good investor agents are difficult to find and worth their weight in gold.
