I checked both Steven and Tom's websites out and it looks like Steven hasn't updated his monthly newsletters or weekly tips since December of '17.

But i do see files every week that consists on sfr, mfr, land, reo's, npns. 

100 nine year old boys, 100 mayonnaise jars. 2 weeks, call it camp. no more salamanders. probably wouldn't cost more than 50k. salamander mitigation and a great experience for 100 young kids.

Check the active and sold listings from these sites at least once a week.

And attending trade conferences/seminars, like Paper Source happening this week in Las Vegas. 

Aggressively drop price weekly until you get bites.  

It's about $100 and generally the LLC is active within a week.

My wife spends hours every week reading another forum, airhostsforum, and there are some real interesting threads there as well as a lot of amusement and knowledge.
