If you don't mind having a negative cash flow, and want to have a tax write off, then that is a different story, but you have to be careful, because the IRS may classify a constantly money losing proposition as a hobby and not a business.

I am curious if anyone uses a web-based software (possibly an app) that can do the some (or preferably all) of the following:Accept mobile paymentsAllow tenants to submit non-critical maintenance requests Allow me to manage certain maintenance functions (ie. state mandated lead paint, furnace maintenance, etc)Lease management, especially if it can set reminders to send out renewals.

Hi all, I'm under contract for a property that's classified as single family, but has been converted to a triplex years ago and was never zoned.The agent said this won't be an issue and can continue to be a single family once closed, but it hasn't been inspected or appraised yet.Should I be concerned about this?

It tracks and collects your tenants payments, and automatically deposits into your bank account and SO MUCH MORE… applies late fees, tracks tenant / unit expenses, has a tenant facing web portal for reporting maintenance issues and collecting rent and on and on… screens new tenants, broadcasts your rentals for rent, etc!

You'll still have to press start/stop, but I like to use the Stride app because then I can also export an Excel sheet at the end of the year to write off on my taxes for business purposes (if the driving is tax deductible for you, that is).It'll also show a map of your route that you can tap and zoom in on on the phone, but you can't visualize it on the computer through a web app.

There may be other ways to do it if you're on a cash basis, or want to be more aggressive in classifying expenses as maintenance, but I'd recommend hiring and consulting a CPA who understands your particular situation.
