I know that I will probably walk into a loaded situation, so I put my friendly face on, remind myself to listen more than speak and ring the doorbell. 

I would not let the cat stay, but I would tell her it has to go immediately and she's in violation of her lease-- either she goes or the cat goes.Calling the pound is pretty dramatic and wastes resources of the city/animal shelter.

I act as nicely as possible and offer concessions to make it easier and avoid wasting my time with court.

I did this because the apartment was cheap and used the horrible 120 volt electric driers that took 3 runs to actually dry a full load of clothes (they were piped wrong as well).Anyway, moral of the story, you will most likely not get an engineering student who is bored and anal enough to do a cost analysis on his laundry lol.Here's a quick summary of what it costs to do laundry with Anchorage electricity prices:

Dollar stores, Walmart, a lot of gas stations can load money into a paypal account and you can collect it that way.  

Take a 2012 Honda Accord ES in pristine condition, low mileage, loaded with every available option: premium wheels, top of the line infotainment/GPS system, sunroof, etc.

Some locate a property and call the owner(s) with a few key questions to decide if the owners are MOTIVATED enough before wasting time on the due diligence, and finding out later, that the owner(s) are not "willing to play ball."
