To any investors out there with this approach, can you offer more light on why you take this position.

The other reason photos look dark is because there's a window in the background with a lot more light than the interior room.

I recall the one looker who reeked of alcohol on his breath - don't light a match near him I thought; when his application came back there were 9 landlord tenant cases, and a foreclosure, and a bankruptcy ...Then there was the one who I handed in writing the criteria where my criminal requirements state no unadjudicated cases - and I specifically asked them to read and confirm that wouldn't be a problem.

Quickbooks even has this warning when you go to file 1099.  

As I'm sure many/most everyone here has had happen - I just had a tenant leave in the middle of the night last night with no warning etc (at least according to the other tenants - my management company is still trying to verify).

Or, what if they trash your hardwood floor and remove the appliances/light fixtures?

Plus, if you have a separate fan and light switch (like I do in my houses), there's always the chance that someone won't even turn on the fan.
