So, you could set up conditions to try to control potential problems:- Have them pay for monthly walk-thrus to check on condition- How much extra can they afford to pay?

And remember that even if the section * tenant offers to pay more than the allowed rent, it is illegal for you to accept more than the allowed rent and it could get both you and the tenant kicked off Section 8.

Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.
