I would base this decision on what gives you the best return AND is the least stressful since you are looking at retirement. 

However, in the process of the move and the renovations, I racked up ~$30,000 in credit card debt, which has been very stressful paying off. 

That should mitigate the stress of the negative cash flow component because you've shifted your focus from making money to adding value to your life and family's lives. 

The 1031 stress is real!   

I always see people stress the importance of a mentor.

I wouldn't recommend doing that again - there were afew stressful months while I paid for repairs directly out of my incomingpaychecks.

Did I have the stress of desperately having to find a willing comrade to allow me crash on his couch until I got a place of my own, yes. 

I know it sounds like common sense and it is, but when stress is high, families will do their best to get away and the best way to do that is a drive to vacation at a lake house, beach house or cabin.There is no way to know exactly how things will play out.

The last thing I would recommend is to set up your real estate career in a way that puts the least amount of stress on it.
