While there are some real estate groups around, many of them aren't active or are a "school" in disguise using the guise as a Investment Club as a lead funnel.What I'd really like to do is connect with some likeminded Real Estate investors and entrepreneurs in the Sacramento and Central Valley areas of California.

Biggest thing to look out for in Chattanooga is flooding or water intrusion (we're in a river valley) and avg 55" of rain per year. 

I’m yet to start investigating Prescott, Chino Valley, or Payson areas.

The new homes that are being built here, are in East Brainerd, Ooltewah, and Lookout Valley.

My self not a fan of the Oregon Coast at all.. too cold .. winter it rains sideways.. the only thing nice about it is you do have more clear days on the Oregon Coast than here in the Valley. and If you want to live in an area that basically never gets below 30 and never gets much higher than 75  then thats the place. 

Sandpoint, CDA, McCall, and  Sun Valley would be markets worth checking out in Idaho. 

Multifamilies in Edinburg are mostly filled, and the population in the valley has been rising steadily over the past decade, I do not think you will have very much trouble getting your unit rented but if you need anything please don't hesitate to reach out. 

Hi David, there are two that are active at the moment.The Inland Empire Investors Forum (Corona)Coachella Valley Real Estate Investors Association (Palm Desert, CA)There may be a few meetups happening but these are the ones we've worked with in the past and that have been around a while.
