In every case I have prepared a binder detailing every repair, no matter how small, every improvement and remodel, comps from the area and the list of upcoming maintenance items.

I believe that's exactly the formula that @j scott started his career with and continues to do so - working the numbers backwards. hmmm... wonder why the @mention didn't light him up.I've worked #s backwards that way in other areas (cold calling for a diff industry), and the results play out.

My husband didn't seem troubled by any of it.Our first 'no heat' situation caused us both to lose sleep, mostly b/c the tenant didn't bother to notify us for 2 days, she thought the others in the building had or would call and she was almost out of minutes on her phone, so instead of calling Friday afternoon she e mailed Sunday night.Currently, I am stressed about an upcoming vacancies- bunched of people have looked at one place since Monday but so far only one application and I'll have to reject them based on money owed to a past landlord.
