Hi Veronica,I would recommend having a CPA in CA as you have a duplex in the Bay area and California taxes are unique and can get a bit complex.

I do not qualify at all if they count my fathers debt to me.So my question is what can I do to get approved with this unique situation?

You can create a unique opportunity for yourself by having a baseline revenue stream to rely on why you push yourself in other ways!

This property is in a bit of a unique location. 

There are things I really like about it and things that are a pain in the you-know-what, but overall it does what I want it to do (that is, interfaces with AirBNB/VRBO to automatically generate/send out unique time-sensitive codes for my guests, I can view access history and make changes via my phone pretty much in real time, and still works even if wifi is down).  

Each one is unique and they are very delicate and sensitive to almost anything.
