Is there an alternative you would recommend? 

Luckily I do not need much work done other than a new roof which can be handled in an alternative way. 

I am curious as to what you guys think of this investment and what are your options for any alternative creative financing options if the seller is open to them.

Just yesterday I hired a mechanic in Florida to do a pre purchase inspection on a truck I'm buying tomorrow (I live in NY so the $99 inspection fee was a no brainer)....All it required was one phone call and a couple clicks of the mouse. 

Helped save the month and the neighbors didn't complain about the huge bucket truck in the yard -- they were happy to see they were here to help. 

We have expanded from one truck to now two trucks and we are about to wrap the second truck with the company logo.

They have my in-laws as well as a few local handy men and trades they use around the park, as well as relying on equipment they own for other businesses ( bucket truck from tree trimming business, skid steer, trailers, construction equipment).

The only exception is if you buy something totally dilapidated and those properties are quickly snapped up by wholesalers and local developers. 2-Focus on second and third tier resort areas that are in states that no one thinks about. 3-Focus on second and third tier resort areas near the big tourist resort cities.4- The only alternative is to create a resort area.

I'm gonna look for alternative ways to get the money and get approved for a mortgage.
