Be picky...a park bench advertisement is not where to find the investment-realtor.

I personally would use that and turn it into online and social media marketing to advertise yourself as a realtor and try to gain business that way.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

I've only seen the bank advertise its promotions and credit card offers, lol.V/R,Chauncy

You could always ask the seller if you can advertise for rent now (with no showings or applications accepted until after close).

However, I haven't found a lot of information on the special financing that is stated in these advertisements.

In looking at expenses I didn’t see anything for landscaping, snow removal, advertising, accounting fees, legal fees and management fees.
