I’m going to consult an attorney and make sure I understand all possible outcomes.My bet is the other events of default all relate to non-payment or habitual late-payment on this debt or some other debt to the bank, transferring ownership of the asset (or the borrower) without bank permission, or negatively affecting the value of the asset in some way. 

In order to transfer clear/incurable title, yes you’d have to do a QT.....usually 2-4 months or so, and $1500 or so.

It has been a lot of work on the communication end and coordinating cleaning, etc.

If you do it after the fact you have to pay to transfer the title. 

I always coordinate with my tenants so I or my repairman can show up while their home.

Then I plan to ask the seller to transfer to me that amount at closing.

Even transferring an interest in a property requires that you be licensed and working under a supervising broker with a signed agreement to allow you to market the property.

They are in the manufacturing business, not the business of coming to you and rolling up their sleeves and doing the granular coordinating work.
