Experience, track record, money into the project, etc. is the answer.

ANY mechanical system that is less than 80% efficient is deemed worthless by today's standard.Now, you have to spend a TON of money for pretty much miserable deals.You have to skip trace, you have to buy a list, filter the list, have 3 numbers to track which mailer performs better, follow up, bla bla blafor what for a miserable 3% success rate?

It is not as easy as they try to sell you.As for the landlord, I would rent to an "arbitrager" with a track record all day.

I use it to track all our properties, tenants, all our accounts, both personal and business and even our retirement accounts.  

Have tried it in the past with over 4k pieces / mo over multiple months, I had people answering the phones, different mail pieces, different tracked phone numbers, etc., and came up empty handed (which was an accepted possibility).

Trying to track down his kids - you would think by now, almost two years later, that there would be a probate case open. 

We need someone familiar with Rent Manager as that is what we use to track all our rentals, sales, and so on. 

"Our policy requires..." and "Our lease requires..." are great ways to begin your sentences in order to keep yourself on track.
