I bought my first home in 2017 (major fixer) in the SF bay area and completely renovated it including building an ADU, adding a master bath and bed as well as updating just about everything.

It would be different than if the rents were 2k+/month on average. over time I think it's good to do your own maintenance (you'll need to build a team for this) to save on that 10% along with the other margin they add in there.

If you are looking to attract investors, one 14-unit building isn't much to get people to give you money beyond family and friends.

Remember to always approach real estate investing with a focus on the long-term, careful planning, and a goal of building a sustainable and profitable portfolio over time.Good luck!
