I think 10% of a single family that is rented for $1200 vs. a quad that rents for gross ~$4500 makes dealing with it worth it.

It is listed as a lakefront property, but the lake it is on is only 4 feet deep, and doesn't hold any fish, nor could you really boat on it (that doesn't really count as a lake in MN if you ask me).My feeling is that this place is really worth about $325K (tax assessed value for this year is $304K).Am I a jerk for wanting to offer $270K less than their asking price (pending our walkthrough tonight goes well and we like the property)? 

Each time its been trashed, I end up putting at least a year's worth of cash flow into fixing it.

Purchased home for 525k and now worth about 850k. 13 years left on mortgage at 2.675% rate.

Security cameras are worth every penny.

I thought that would be the case that it would revert to the beneficiary I know it is not worth 180kI thInk Full retail is probably 150-160k That makes my decision on whether to go to this auction to watch.
