Before growing your team, I'd first recommend zeroing in on a target location.

But having the right mindset, the right team, and the willingness to be consistent in finding the right opportunities, then it can be done.

Then when they move out, have friends that want their rooms. 

Then they'll just find another investor friendly closing team.
