I learned that I can't build out vans myself, and I'm not sure what kind of carpenter would be able to build one out for me (I'm not sure how I'd contact the people I met in Florida). 

If you are unsure about the values that go into a BRRRR calculation, I would recommend learning about the process before you think about practicing the process.

Lessons learned?

We did not negotiate a good purchase price; are conservative with the rent; and are learning everything as we go.

To be honest, we don't know exactly what we're doing (we have some, but limited experience), other then sensing God is leading us into the REI arena, and now we have set sail on this new journey to learn and flip homes (or land). 

Thank you for clarifying the situation, as an out of state investor, it takes time to start learning about a city.

I want to learn as much  as I can, and figure out a creative way of how I can acquire my First Multifamily property.

One thing I have learned is that I would not want to use you for my taxes and would not recommend you.  

Many companies have learned how to sell and how to market and certainly how to answer questions like this.
