(I know it is supposed to be 45 days, but they are so backed up they can’t close in 45 days.)That is a lot of holding time in a declining market.

After that they went across the street and somehow managed to afford some chicken and beer.The reason I feel trust issues, is because these are supposedly real-life events that were the "rock bottom" from where they had to learn to invest in real estate.

I guess it kind of makes sense.I guess I'll have to contact a lawyer to get a wholesaling contract....unless someone wants to PM me one to look at.I suppose I could make my own in MS Word using the same language from the MA Contract to Purchase agreement I have and just add in "and/or assigns" and a few contingencies.

But if they do not pay what they are supposed to pay, you as owner, will have to pay it in order to keep the property from being sold.DO keep trying what you are because if it does work then great.

What do you all feel that a good price for a HVAC unit to be.The house had been used as sort of a club for the neighborhood kids until I started rehabbing it and the unit was supposed to be included in the contractors plans, but was not specifically listed.It is a good company, but I failed to notice that it was not specifically included in the quote, even though we discussed it.
