So the question you are asking is impossible for anyone in this forum to answer unless we knew exactly what his overhead was (truck costs, tool expenses, auto, worker comp, health insurances, rents, advertising, cell phone, marketing collateral, vacation time, credit card fees, accounting, software, office supplies, computer expenses, etc...) to name a few.

After doing some research to see how properties are assessed, zoned, and many other variables in your county of interest, you will be able to down load multi family properties (for example) with great proficiency and accuracy but it will not happen in a 10 minute session. 

you may have to find a local plumbing supply house for a 5/8" shut off.

real estate has supply limitations for buy and hold and flipping....whereas the stock market you can leverage your capital 4 to 1. and scale ..as I mentioned before I like real estate but as an investor I see alot more competition and properties going higher and reducing cash flow

More specifically, the supply index within a 5 mile radius of the facility - is it undersupplied, oversupplied, or at equilibrium, the quality of the competition, is it growing, stable, declining, Median Income, etc. 3.  

While it's always about supply and demand, it's also about the prospects of an area.

That being said, I can't offer you any advice on whether to stay with your job at the body shop as there are just to many variables I don't know. 

If not, then maybe you buy an investment fixer upper right now to live in rehab, and save your VA loan for your landing spot after retirement.A lot of variables that only you can answer of course, but definitely find a place to buy and get out of that hotel!

The odds that this is a possible solution are pretty slim but it may be worth a call to whoever supplies your water.
