Doing Lonnie Deals and the SAFE Act?

My thinking is to use the exemptions and structure the deal as a pass through transaction, but a third party providing that pass through would likely need a license.....more later maybe....I have also heard that Lonnie is still giving boot camps and promoting such transaction, I don't know, but I'd like to hear how the SAFE Act would not apply to what he does.....especially since MHs are specifically mentioned.

Think someone whose goal is to have the tenants pay the mortgage and in 20 years they have a property free and clear with some cash flow to supplement their retirement.You are looking at it from the point of view of a more sophisticated investor who wants to optimize return over time.

With that in mind it still is probably the best analytics and projections tool available, but best to use it as a supplement to other market research vs using as concrete numbers to rely on.76k in revenue isn’t a bad place to start, but it does depend on purchase price and operating expenses.

A 300k house might be high end in some areas but might be a starter home somewhere else.If I had to guess, you may have seen someone's promotion about flipping them a deal if you can find underwater high end homes (I got some spam on it).
