I'm looking to shift focus away from multi-families exclusively towards a new strategy of becoming a partner with hotel owners in the Green Bay, Oshkosh, Door County, and really anywhere within 50 miles of Green Bay.My own multi-families operate successfully - one is an AirBnB.  

But, there isn't a need to have a monthly P&L at this point unless the property is a hotel or multiple doors.

They said not to skimp on mattress quality and to do high thread count white sheets like a hotel.

I am in two markets that are very supportive of STRs so we have to be licensed as a hotel and collect sales tax.

So I would price the local hotels out too, and compare.

It's basically like a hotel where people own the rooms.Along with the other fees mentioned, there are a bunch of other small fees that come with a VR:Broken dishes/appliances/toilets/whateverAnnual fees for certain items maintained by the that are NOT part of the HOA dues (cable boxes, fitness center, etc.)Replacing furniture as it wears outSo, I guess my final take is that a VR in a popular beach area is only a good investment if you're willing to hold onto it for a long time.

Leverage is how I went from $0 to 1,000 apartment units and now hotels...You can do the same!
