Probably so many on the market because the market has been hot so many investors are selling high on MLS in hopes of buying low towards the end of the year/2022---just my opinion of course and based off the buzz I hear in these REI streets :)If you're from out of state investing here, I recommend building a strong team that you can trust and are knowledgeable with resources and how to evaluate good deals---my first calls would be to property managers. 

Rents are strong though and just going to increase, get that investment purchased before house prices go up much more and you still have great interest rates.

I strongly recommend you rethink this strategy.

I want the Seller to call and verify it and strongly encourage this practice within our industry.

I strongly believe that’s the only reason to open an LLC is to get more financing options.

From a macro level the region is strong and diverse economically, while still being fairly affordable for the rents a good unit will demand. 

I heard the military representation was very strong at BPCON this year.

What is the market isn't as strong a year from now and you can't raise the rents?

I very much care about the likelihood of keeping them leased.I think you should strongly consider whether or not you can continue to rent the properties at/near where you're renting them now for the foreseeable future.
