@Ryan ClevengerBRRRR still applies, you would just have to live in the property for 1 year, before you sold or turned it into a rental.

I bought he property about 20 years ago for 300k The property might appraise for about 500k from a bank but similar properties are listed in the immediate area and have sold for about 1 million.  

@Jeremy Roberts - I’d recommend either expanding your holdings or deversify by becoming the private capital for someone else.

My name is Valerie Kester and while I have bought and sold several personal residences (including landlording)  I am brand new to the investing side of real estate. 

I was talking to a broker yesterday who said they got great success mailing the three blocks around wherever they had sold a house and were asking if those properties had thought of selling too. 

She couldn't get the property sold because of the lease land and some title issues.

I know we have access to public prices for residential real estate, does anyone have a site for commercial in Ontario specifically?? I'd like to look up a few without getting my realtor involved.Thanks
