(you can do without out, but the time and effort you spend will equate to the same) -----------------------------------So far... this is all before you even take on ONE client and as you can see I'm way undervaluing the amount of $$$, time and effort spent to get the above all ironed out and jiving smoothly.

I want things to be as smooth as possible for both the property management and myself.Maintenance wise, the vacant unit had a door that did not lock and could be pushed open. 

Right now we are focused on building smoothing out our system and building a solid list of buyers, sellers, lenders, etc.I was going to elaborate in my initial post but didn't want to seem spammish on my first post.

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

For those of you who have experience with house hacking, what would you suggest I do to ensure a smooth, pleasant house hacking experience?

I'll attend a community meeting to hear a group of Commercial Investors smooth things over with the neighborhood and connect with them afterwards.  

I try to make the move out go as smooth as possible, by offering information they may need.

If you want to buy a property at what you estimate, calculate or know for a fact is a discount do not expect everything to be smooth or a bed of roses.
