I'm putting in an offer for my first ever Duplex this month and I have been fully catching up on laws, fees, security deposits, etc but I can't seem to come around the correct article to help me make the correct choice in choosing between a personal checking account or a business one.

I've got a couple of scenarios worked out in my head to help guide which choice to make under different contingencies.

I’m open to single family homes but if the opportunity presents itself would I be smart or dumb to buy a multi unit property as my first investment?

Finding the right fit is very hard, so definitely shop around online first, then narrow down your choices and interview them.

I am literally somewhat book smart at this time and Im looking to learn from others willing to share.

Given the choice, buying a duplex (assuming you mean both sides) is a better option for a few reasons. 

I would try to find a way to do some sort of desk and TV in each room so that they have the choice to work in their room or work in a communal space.
