He said his starting point for talking price would be around 100x gross monthly rent but probably higher due to the fact he knows they're under rented.Here is my proposal: I'll pay a lease of $10,600 ($2,000 up and above his mortgage) and as a master lessee I'll be responsible for every other expense.

Based on that response will they also do a higher LTV refinance?

Making money is a good thing.. and with that comes the responsibility to pay more taxes.

So when a lawsuit comes any lawyer goes after the owner because the owner is almost always responsible for the acts of it's agents and employees.

To protect yourself the local government officials managing the system must care about their jobs and responsibilities.
