Call it 15% interest only, 2 points, no early payoff penalty (obviously you pay this off ASAP), on the 25% down, but what YOU get out of it is the other 75% at the Fannie Mae interest rate/fees, oh and you personally didn't have to wait to save up another down payment, you get to move on that deal TODAY...In terms of security for your friend, note that the lent money was secured by the investor's primary residence where his personal family and children live, the center of his life, not a mere rental property that they might be willing to walk away from if it doesn't work out.

Hi @Parney Willson, my short answer is that there is easier and less risky money to be made in real estate than buying a condo with a rent stabilized tenant, in NYC.1) Condo - lots of additional due diligence needed on the condo association and risk to you if others do not keep up with their dues2) Rent Stabilized tenant - NYC recently implemented a new set of regulations called the Statewide Security and Tenant Protection Act 2019.

Parent corporate guarantee tends to be the strongest and most secure from a credit standpoint although any tenant can go dark but odds tend to be smaller percentage wise the better the credit rating.For tenant risk I have my 5 levels.Strongest to weakest usually:Investment grade credit parent corporate guarantee.Subsidiary of investment grade credit.Large franchisee typically 50 units or greater and long time operatorSmall franchisee with one to maybe a few unitsNo investment grade corporate credit or even a franchisee but a local mom and pop operation.
