Ok here’s the deal, 21 units, 1.6m, owners have had for 30 years, wanting to retire.I have read all kinds of articles and post regarding how somebody else has accomplished this type of deal,Cant remember all the fine details, I’m sure there a bunch of articles, post and maybe even a audio version or two on BP how this has been accomplished.But now is the time to take all that info and bring it together to make the perfect or close to perfect offer to convince the sellers that selling on contract is the best way to go, especially on the capital gains said of things.Are there some members of the BP community that could help and guide me to accomplish this task?

They can advocate as much as they want but a sub - 500 credit score and 100% financing request for $1MM with no experience will not get the loan.

hi pilar. seeking out too many banks can be a problem for your credit rating. if you just go into a bank and bring along a copy of your credit report from any of the big 3, and ask about loans, it would be no harm to your credit rating. but if the bank does a hard credit inquiry, too many hard credit inquiries will hurt your credit score. part of the formula they use to establish your credit score does include how many inquiries you have on your credit report. the more people or banks that look into your credit report, the more hard inquiries you will have on that report and the lower your score would be. go to www.annualcreditreport.com and get a copy of the report from all 3 credit bueraus. you can even get your credit score from them but that part will cost money. take these reports into as many banks as possible and talk to them. that way the bank gets to see your credit report in full without actually going into it themselves and lowering your credit score

I just priced that scenario with a 720 credit score and I'm seeing one lender is very competitive with a rate of 4.625 with no points and several more offering the same rate with up to 1 point and beyond, so your idea of a reasonable rate is in line with what's available.

My recommendation would be to detail out the reject --  such as: - Applicants with felonies of malicious intent in the past 5 years = Rejected - Applicants with felonies of malicious intent over 5 years prior = Reviewed (may affect overall applicant "scoring") - Applicants with felonies of non-malicious intent in past 5 years = Reviewed (may affect overall applicant "scoring") - Applicants with felonies of non-malicious intent over 5 years prior = No impact - Sex Offenders = Reviewed (may affect overall applicant "scoring")I would recommend having criteria in writing on how you review those marked "Reviewed" and this can vary from company, as long as it is consistent for all applicants.
