I work at a tractor manufacturing company here with great benefits, (100% covered health insurance), small pension, 401k w/ company match.I have researched a lot and am interested mostly in buy and hold investing in single family or small multi-unit homes.

It's wise to scale back future appreciation expectations, as you had a big bump the last 3 years.I strongly disagree with those who state that appreciation means nothing until you sell, or that it can vanish at any moment. 1- an appreciated property will allow you to borrow against it, to pull cash out for another investment. 2- you brought at the bottom of a serious recession, and up already 30%.

The customers did not like the other kind as well and the food supplier told us a goods manufacturer came in and gave them a cheaper price to make more profit so unless we could order 3 pallets of the previous pepperoni a week they could not keep carrying it.The larger restaurants get to dictate certain things to suppliers and have the power.
