I suppose if you get lucky this may work in a one off situation but if you ever wanted to build up a sizable portfolio of rentals it would not work as work would get around that you can stop paying good ole' Ryan whenever you want and not only are there no negative consequences he'll actually pay you a reward for it.

I guess it would remain to be seen what the coc return would be and how good of a deal he could find.You’re the judge of how much risk is worth your reward.

I'm more interested in getting the process nailed down rather than making big profits at this time so my risk tolerance is low (low risk = low reward).

The risk to reward ratio doesn't look that appealing to me. 

If you are not going to be able to enjoy it much yourself its probably a high stress low reward deal for you.  

If An investor pays 600k then Isn't he rewarding Frank for being lazy.

It takes more hard work and hours than most people think, but it is also very rewarding and most importantly it makes you a better investor.

You can certainly find those deals at those price points but they are almost always urban core Hoody type properties with all the associated risk/reward scenario..
