Reviewing data from different sources (check around BP to find those resources) is a good step in the process but I believe that speaking to other investors, realtors, rental managers and other local people is the best way to find out where to invest and where not to invest.  

You may want to have someone review your 501c3 operation for compliance.

Deep cleans are 2.5 X the regular cleaning fee and are mandatory when we take on a new home, and then again 1-2x year depending on occupancy to keep review scores high. 

Our company won't accept, "addition interest" for this reason.Also, this is being misrepresented by the agent, since insurance companies ALL add lenders as, "additionally insured" as required per mortgage docs.

@Michael Langeman we usually get our lenders, plumbers, property managers, GC's, properties, lawn people, etc. etc. etc. from other real estate investors. 

If you want attorney review, you pay $300/hour, if you don't you don't. 

Are you looking for what those lenders seek in a deal?

With hard money lenders, it depends on them.
