In the Midwest, the attic fan basically gives you 2 to 4 weeks in the spring and 2 to 4 weeks in the fall where you can run the attic fan alone, before you give up and turn on the A/C or furnace respectively.

I told him there were multiple properties that we were interested in and I thought the best way to try to get in was to meet the owners and ask them in person (may have gained a small amount of respect there). 

They did not respect the fundamentals of the market. 

. - Be professional and respectful of other agents, sellers, buyers time.- Communicate, communicate, communicate- Maintain high level of ethics. - Return calls, emails, texts promptly and take time to provide feedback when requested after showings.- And please, for the love of God, do not use your phone to take pics for your listing.

I have zero respect for anyone that assumes it is acceptable to bring a animal into someone else's property.

The reason I'm looking at Walnut Creek is because of it's close proximity to SF (via Bart), school district and overall respectable area.
