Some title companies also have a web interface for you to pull comps (e.g. fidelitypassport) but they usually limit the number of comps you can pull.

Of course, I will do my best to have many buyers lined up so that I don't develop a bad reputation in the industyry.

It just came slowly over time as I built up a reputation.

The counties I check into all have web sites, but the information available from each varies, as well as the format and the price.

A couple of suggestions:1) Hook up with a reputable Creative Real Estate Investor's club (CREI) and you will be able to pre-qualify your team members and they will be accustomed to investors in your situation.

Please tell them to find a reputable lawyer that has proven success.

I just checked the Secy of State's web site and find numerous filings by Ebay but none for Craigslist.Certainly any business that does business in CO must follow all state laws.
